Yes, absolutely. In my experience, tenants who work with Realtors are generally better qualified than those searching on Facebook Marketplace or Kijiji etc. When a tenant is represented by an agent, they’ve already been pre-vetted (at least to some degree), and they are usually more serious about the process. Listing on the MLS ensures your property gets maximum exposure to the highest caliber of tenants in the city.

This service is offered, but unless you are living out of the country or want to be completely uninvolved, it’s generally not recommended. Most “management issues” are actually just the result of poor tenant screening. If a great job is done finding the right person at the start, the day-to-day management becomes very straightforward.
 
The goal is to set you up for success so you don’t have to pay a monthly management fee for a unit that runs itself. However, assistance is available beyond the initial rental. If you ever need a reliable handyman or contractor, connecting you with a personal network is possible. Likewise, if you have questions down the road about rent increases or the Residential Tenancies Act, help is always available to navigate the rules.

In Ontario, when a residential lease expires, and there is no new lease, the tenancy automatically becomes a month-to-month tenancy and the standard RTA applies.

The short answer is, yes. During the duration of the initial lease, you cannot evict a Tenant for this reason. However, once they move into a month-to-month tenancy you can give the Tenant an eviction notice (60 days required) for personal use by the Landlord or Landlord’s Family. This must be done in good faith and it requires that you occupy the unit for a period of at least one year.
