Are you a Toronto or GTA landlord looking to rent out your property?
If you want to attract reliable, long-term tenants and protect your investment, working with a professional real estate agent can streamline the entire leasing process. I’ve created a step-by-step guide for landlords that explains how to rent out your property efficiently, avoid costly mistakes, and secure a well-qualified tenant.
How to find a tenant for your Toronto property
There are two ways that you can go about finding a good tenant for your property.
On your own
If you are looking to find a tenant in Toronto on your own these are the steps I would take. In order to rent out the unit for the maximum amount possible you want to expose it to the largest audience. There are several websites that generate good potential tenants.
- Viewit.ca (approximately $60 per month)
- Kijiji (approximately $30-$100 per month)
- Facebook marketplace (free)
- Rentals.ca (free)
- Zumper (free)
Using a Realtor
Using a Realtor to find a tenant for your Toronto or GTA rental property offers major advantages. A professional real estate agent gives your listing maximum exposure by marketing it to qualified tenants who are working with Realtors and to renters who are searching on their own across major platforms. Instead of managing showings, screening applicants, and handling paperwork yourself, you can relax while your Realtor takes care of the heavy lifting from marketing and tenant vetting to negotiating a strong lease that protects your investment.
It’s important to hire a Realtor who will fully market your rental property. Some agents may not invest the effort needed, resulting in poor photos, limited exposure, and minimal tenant screening. A dedicated Realtor ensures your property attracts qualified tenants and protects your investment.
Why you should hire me to find a tenant for your investment property
If you own a property in Toronto or the GTA and want to rent it out but don’t have the time or expertise, the best choice is to hire a professional Realtor. Here’s why you should hire me to help you find a reliable, qualified tenant quickly and efficiently.
1. Professional Marketing
Your property will be professionally photographed and showcased with a Matterport 3D tour (click to view example). I will list it on the most prominent websites tenants use to find their next rental, maximizing exposure and attracting qualified applicants quickly. Among other things, it will be available on the following websites.
- Realtor.ca
- TRREB MLS (Toronto MLS)
- Rentals.ca
- Zumper
2. Thorough Tenant Screening
I perform thorough due diligence on every applicant, including credit checks, income verification, and reference checks, to minimize risk and protect your investment. All documents are carefully verified through independent research, including directly checking credit with the credit bureau.
Beware: with rising rental demand, roughly 50% of applications contain fake or altered documents. I am meticulous in vetting tenants, but going it alone requires extreme caution.
3. Lease Agreements and Contracts
I will prepare an Agreement to Lease along with the mandatory Standard Form of Lease in Ontario. The Agreement to Lease will include specific clauses to clearly outline your rights and responsibilities as a landlord, as well as the tenant’s obligations.
4. Accurate Pricing
I will provide you with accurate pricing based on current market conditions, comparable properties, and tenant demand.
5. Convenience
Hiring me to lease your property means you can relax while I handle the entire process—from marketing and showings to screening and lease preparation. You save time, avoid stress, and ensure your property is professionally managed from start to finish.
FAQ's
There are lots of questions when it comes to leasing out your property. Below you will find some of the most frequently asked questions but feel free to reach out to discuss if you have any specific questions. There is no obligation on your part.
There is a one-time fee of one month’s rent for everything described above, including marketing, tenant screening, and lease preparation. There are no additional expenses on your part, so you know exactly what to expect upfront.
In Ontario, when a residential lease expires and no new lease is signed, the tenancy automatically converts to a month-to-month agreement under the Residential Tenancies Act (RTA). I can help you either renew the lease with the current tenant, adjust the rent based on market conditions, or prepare your property for a new tenant. This ensures a smooth transition, minimizes vacancy, and protects your rental income.
The short answer is yes. During the initial lease term, you cannot evict a tenant for this reason. However, once the tenancy converts to a month-to-month agreement, you can issue a 60-day notice to evict for personal use by yourself or a close family member. This must be done in good faith, and you are required to occupy the unit for at least one year.
If you plan to sell the property, the tenant cannot be evicted solely for that reason during a fixed-term lease. Once the tenancy is month-to-month, eviction for a sale may be possible only if the new owner requires possession and proper notice is given in accordance with the Residential Tenancies Act.
The timeline depends on market conditions, property type, and pricing. With professional marketing, high-quality photos, and thorough screening, most properties in the GTA are rented within a few weeks, minimizing vacancy and maximizing your return.
I perform a detailed market analysis, comparing similar properties in your neighborhood, considering features, location, and demand trends. This ensures your property is priced competitively to attract tenants quickly while maximizing your return.
No. I handle all aspects of the leasing process, including meetings, signings, and document collection, so you can remain hands-off while still having full visibility and control over decisions.
